CLS Mortgage, Inc. provides investment opportunities to individual investors, retirement accounts (including IRA’s), institutional investors, pension funds, private equity funds and hedge funds.

 

CLS Mortgage, Inc has provided investment opportunities since 1974 ranging in size from $10,000 to $1,000,000.  As with any investment, there is always a certain inherent level of risk.  No investment will be recommended if there is unacceptable risk.  By taking a unique and disciplined approach to our business, we are dedicated to indentifying, analyzing and mitigating potential risk factors faced by our investors. 

 

Unique Approach

At CLS we have an approach different from any other hard money lender.  Our loan approval process is a multi-step beginning with a three tier underwriting process. Our experienced underwriting team scrubs the loan for any deficiency's or ailments. If underwriting feels it's a good loan, our loan committee review's the information and it must receive no less than two votes to go through

 

We have a licensed investment division here at CLS Mortgage.  This staff can provide you with the knowledge to find a loan that fits your investment needs; from finding an investment opportunity in the amount you have available to invest, to meeting your yeild requirements and security guidelines.

 

Your loan will be serviced here at CLS Escrow, Inc.   We are a fully staffed escrow department that is here to accept payments and disburse monies to you on a monthly basis.  You are encouraged to call in at anytime or physically come into the office to ask questions about any of your accounts. Our friendly staff is here for YOU.  If you have questions or concerns, we are here to answer or fix them. We also assist you through any collection issues or foreclosure proceedings. Each of our investment opportunities are tailored to meet your needs and expectations.  We know our investors, and understand their unique financial goals, needs and concerns.  Our management team believes in a hands-on approach, ensuring each investor receives the personal attention they deserve. 

 

Our investors are not placed in mortgage pool programs. Instead, our investors are given the opportunity to invest in Whole Note purchases and Fractional Note purchases.  This approach allows us to find, introduce, and implement investment strategies that meet the individual needs of each investor.

 

Before any investment opportunity is recommended to an investor, CLS Mortgage, Inc. typically provides the following documentation:

 

  • Specific Offering prepared by CLS Mortgage
  • Title Report (to be followed by Loan Policy of Title Insurance)
  • Credit Report
  • Income Documentation if available  
  • Assessed Valuation summary of the property
  • Appraisal, BPO or Market Value Analysis, supported by comparable sales
  • Copies of all other relevant documents
